Many clients complain about the cost of inspections. Simply because of all of the costs associated with a home purchase.
To put things in perspective, you are purchasing a home that costs several hundred thousands of dollars.
Even if you spent 00 total on all inspections, by doing so could save you the unexpected cost of thousands of dollars out of pocket down the road.
Home ownership does come with a price tag. It certainly has its perks but it also has some down sides.

Many times the inspections will allow for the renegotiaton of the contract to either reduce price, have seller pay for costs of repairs or replacements and/or at the very least split the costs with the buyer and/or walk away from the contract if no resolution can be found.

Termites can cause major damage and should always be a major concern.
Many times termite damage is not readily seen. Another reason for a professional termite inspection.
If home is on a hill or slope you really need to have soils and grounds and/or at the very least a foundation inspection.
See any water damage? Mold is a major consideration. Very Costly to remedy in many cases and sometimes will raise insurance rates and/or be denied for insurance.
Cosmetics are easily dealt with. Paint, flooring , curtains etc.
Most defects can be repaired and addressed. At issue is the cost involved. Just stay informed. Listen to your gut feeling.
